Smiths Falls staff say one of the biggest challenges in protecting tenants from bad-faith renovictions is knowing when an N13 notice has even been issued.
An N13 is used when a landlord says a tenant must leave because major renovations or repairs are needed.
During a Smiths Falls Equity For All Committee meeting, Development Services Coordinator Mallory McNeely said the town generally has no way of knowing about an N13 unless a tenant reaches out.
McNeely says currently the town could only monitor the the progress of a renovictions by-law by keeping tabs on the local tenant board.
The committee is considering three options, including a scaled-back bylaw that would give the town some notification and oversight while largely following provincial requirements.
