An eight-unit residential development at 19 Montague Street is moving forward after Smiths Falls council approved a development agreement for the property.
Hometown News reports the two-storey project is proposed by 12105152 Canada Inc., c/o Lindsay Blair of 2B Developments.
The development received minor variance approval in January 2025, allowing the property to increase from four units to eight while also reducing the required lot area per unit and the parking-area setback.
Each unit will have its own entrance, with eight parking spaces planned on the property.
The existing house and accessory shed will be demolished to make way for the project.
Development Services Manager Karl Grenke told council the design should still appear relatively small in scale, despite the number of units.
The approved agreement also deals with stormwater management and landscaping.
Plans include permeable paving, swales and infiltration trenches. Staff say the project is not expected to create a material increase in runoff onto neighbouring properties.
Two maple trees and privacy fencing are also included in the landscaping plan.
