Perth’s Committee of Adjustment has approved six minor variance applications that will allow a higher-density residential development to move ahead on Parkside Way.
The applications, considered during the committee’s August 4 meeting, cover six properties in the Perthmore subdivision that will be developed with semi-detached homes containing additional residential units. The variances provide relief from several zoning standards, including lot frontage, lot area, setbacks, landscaped open space and other site-specific requirements needed for the proposed designs.
Planning staff told the committee the applications support Perth’s goal of increasing housing supply by making more efficient use of serviced residential land while remaining consistent with the Town’s Official Plan and the intent of the zoning by-law.
The proposal detailed the use of landscape islands and permeable pavers on the driveways to ensure that grading and drainage is maintained while accommodating as much greenspace as possible.
Staff advised the committee the applications satisfy the four tests required under Ontario’s Planning Act for a minor variance, noting the requests are considered minor in nature, desirable for the appropriate development of the lands, and maintain the intent of both the Official Plan and zoning by-law. They also reported that privacy and shadowing are not of concern as this is located in a new built environment and have the same effect as construction of a single or semi-detached. Staff reported no concerns were raised by the RVCA, Town staff, or the public.
Following the public meeting, the Committee of Adjustment approved all six applications, clearing the way for the developer to proceed through the remaining planning and building permit process.
The development is expected to add eight new housing options, including additional residential units, and rentals, as Perth continues to address growing demand for housing while encouraging more efficient use of existing municipal infrastructure.
